[Yield Management] Sales Restriction Settings – Set Maximum Inventory by Rate Plan for a Specified Period

Overview

You can set a specific period, select a room type and rate plan, and configure a limited maximum inventory. Once the number of bookings for the applicable plan reaches the limit, sales will automatically stop. This is a useful feature when a single room type has multiple rooms.

By using this feature, you can create special rate plans (such as Golden Week limited plans or one-room-per-day limited plans), restrict inventory, and offer them only during certain periods to create exclusivity. This allows for highly flexible strategies in marketing and revenue management.

To use this feature, purchase of the AirHost ONE HMS Premium plan is required.

How to set sales restrictions

1. Click the ✎ Edit button at [Admin Console] → [Property List] → [Channel Manager] → [Yield Management] → [Sales Restriction Settings].

2. Turn it on and click [Configure Sales Restriction Rules].

3. Click [+ Add new rule].

4. Fill in all the fields and save.

Name

Name for management purposes

Date range

- Enter a period using the calendar (YYYY-MM-DD to YYYY-MM-DD)

💡 You cannot apply settings only to specific weekdays within a period (e.g., “only Mondays during the selected period”). Please specify by date instead.

Room type

Only one can be selected

Rate Plan

Multiple selections allowed

Sales Threshold

  • Limits the maximum number of bookings per day for the selected rate plan

  • The maximum value you can set is the total inventory of the room type

Multiple rules can be created

Edit

  • To edit a created rule, click the ✎ Edit button and save the changes.

  • Note that the room type of an already created rule cannot be changed.

Delete

Click the trash bin icon, then click [Delete].

5. Return to the previous screen, turn it on, and then save the settings.


Actual Behavior

When multiple rate plans are created for a room type

One example

  • Room Type: Deluxe Room / Normal inventory: 5 units

  • Multiple rate plans are created, including Standard Rate 

  • For Room Type: Deluxe Room, the normal inventory is 5 units. Since sales restrictions are applied only to the Standard Rate, the inventory display does not change.

  • When 3 bookings are made under the Standard Rate, only the Standard Rate in the rate calendar will be shown as sold out. The inventory display will continue to show the actual number of available units.

  • Since no sales restrictions are applied to the other rate plan, the reservation calendar will display the actual inventory count.


When only one rate plan is created for a room type.

One example

  • Room Type: Twin / Normal inventory: 3 units

  • Only one rate plan is created: Standard Rate

  • For Room Type: Family Suite, the normal inventory is 3 units. However, since the maximum daily available units are set to 2 for the date range 26 May to 30 June, the maximum inventory will be displayed as “2 rooms” until 30 June, and from 1 July onward, it will return to the original inventory of “3 rooms.”

  • If 2 bookings are made within the specified period, both the reservation calendar and the rate calendar will be shown as sold out.
