If “No Inventory” is displayed in the Price Calendar, it may be due to one of the following conditions:
■ Display priority
If both "Closed" and "No Inventory" conditions are met, "Closed" will take precedence in the display.
◆ Reasons Why “No Availability” Is Displayed
① Actual inventory status (Fully booked)
All rooms are occupied with confirmed reservations.
In this case, the dates will not automatically reopen for sale unless a vacancy occurs.
② Automatic block days for cleaning or preparation
If block days are set before or after reservations for cleaning or room preparation, the Price Calendar may display “No Inventory” for those dates.
Setting location:
Admin Console → Property List → Select the relevant property → Property Details → Booking Settings → Checkin Turnover Days
Setting Details
If set to “1”
→ One night before and after each reservation will be automatically blocked.
If you would like to accept back-to-back reservations
→ Please set it to “0”.
Dates automatically blocked by this setting cannot be manually unblocked.
Setting Examples
If no cleaning/preparation time is required and you want to accept consecutive bookings: 0
If one day is required for cleaning and preparation: 1
Prioritizing Block Days for Airbnb-Linked Properties
For properties linked with Airbnb, the "block days before and after each booking" are applied in the following order of priority.
The number of days blocked on the property details page takes precedence.
The settings on the content management side will only be applied if the setting on the property details page is "0".
Therefore, even if you make changes only on the content management side, if a block period is set on the property details page, that will take precedence.
Note: If the block duration change is not reflected.
Under the current specifications, changing the block days (turnover_days) does not automatically re-evaluate whether reservation dates overlap.
In that case, editing and saving the guest name of the reservation in question will trigger a re-evaluation.
* We plan to improve this in a future update so that it will automatically re-evaluate.
③ Booking Lead Time (Same-Day / Last-Minute Booking Restriction)
If the number of days before the check-in date is too short, the date will automatically become unavailable for booking.
For Airbnb reservations:
Admin Console → Property List → Facility → Content Management → Booking Lead Time (booking_lead_time)
For other OTAs
Admin Console → Property List → Select the relevant property → Property Details → Booking Settings → Reservation Rules
(Max Booking Window / Checkin Turnover Days / Block Days Before & After Each Reservation / Booking Cut-off Date)
Important Notes
The booking lead time is calculated backward from 23:59 of the check-in date.
Airbnb has its own restriction for reservations made within 48 hours of check-in. This rule cannot be changed on the AirHost side.
By shortening the configured number of days, you can accept more last-minute reservations.
Example
If the booking cut-off date (lead time) is set to “1 day”:
→ For a stay on August 20, reservations can be made until August 19 at 23:59.
④ Booking Availability Period (Sales Period)
Future dates may be blocked if they exceed the maximum booking period set for your property.
For general OTAs:
Go to Admin Console →Property List → Select Property → Property Details → Booking Settings → Max Booking Window to adjust the maximum booking period.
For Airbnb specifically:
Admin console → Property list → Channel settings → "..." on the right side of the Airbnb column → Content management → Availability Rules → Max Days Notice
This setting allows you to control how far in advance bookings can be accepted from the current day.
Example
Set to 90 days → Reservations can be accepted from today up to approximately 3 months ahead.
Notes
The maximum booking period that can be synchronized may differ for each OTA.
The period you set may not apply equally across all OTAs.
Past day
Past dates will automatically display "No Inventory" because the reservation period has passed.
This is not due to a sales suspension setting, but rather a specification of the system because it is a past date.
◆ Reasons Why “Stop Sales” Is Displayed
• Reservation Conditions for the Rate Plan
If reservation conditions have been configured for a rate plan, “Stop Sales” will be displayed when the selected date does not meet the conditions required to make a reservation.
Examples include:
Minimum Length of Stay restrictions
Arrival Day restrictions
Day-of-the-Week restrictions

• Night Cap (Length of Stay Limits)
If Night Cap are configured, the applicable date will be displayed as “Stop Sales” once the specified sales limit has been reached.

Admin Console → Property List → Select Property → Channel Manager → Yield Management → Night Cap (for the Private Lodging Business Act)
• Sales Restriction Settings
If restrictions have been configured for the sales period or reservation availability period, dates that fall outside the applicable conditions will be displayed as “Stop Sales.”
Examples include:
Before the sales start date
After the sales end date
Outside the reservation availability period

Note: Length of Stay Limits (Night Cap) controls the annual sales limit (number of days), while Sales Restriction Settings control the sales quantity during a specific period.
• Rate Plan Closed
If the rate plan itself is configured as Closed, the applicable date will be displayed as “Stop Sales.”
Display Logic
“Stop Sales” is displayed only when all rate plans under the applicable Room Type meet one or more of the conditions described above for that date.
The reasons for “No Availability” are the same as those described at the beginning of this page. There are no additional reasons.
