[Pricing Management] How to Use the Price Calendar

Overview:

This section explains [Dashboard] > [Pricing Management] > [Price Calendar].

In the Price Calendar, you can adjust prices and enable or disable sales for rate plans that are synchronized with each OTA and the booking engine.

Any changes made to prices will be synchronized to each OTA according to the settings configured in
[Admin Console] > [Property List] > Select Property > [Channel Manager] > [Settings].

How to access

Click Dashboard > Pricing Management > Price Calendar.

By selecting “All Properties” from [Property Name] in the upper-left corner of the dashboard, you can manage the pricing for all properties together in a single Price Calendar.


Screen Overview

Date selection box

  • You can select the date range displayed on the calendar.

  • By default, the calendar shows from today up to one month ahead.

%: Auto Discount

  • Indicates that an AirHost automatic discount is applied.

  • Hover your cursor over the icon to view details in a pop-up.

Memo

  • Registered notes are displayed in a pop-up

  • If the item is blocked due to settings, the reason will be displayed.

Price Tiers

  • For plans where a price tiers is applied, the number inside the circle indicates which rank is in use.

Checkin Restriction / Checkout Restriction

  • Indicates that check-in and/or check-out restrictions are set.

Stop Selling

  • When inventory is unavailable or sales are stopped, the background color turns gray.

No inventory

  • If “No Inventory” is displayed, the room is automatically unavailable due to settings or conditions, not because of a manual block.

Holiday display

  • A ● mark appears on the horizontal date axis to indicate public holidays.

Add New Booking

  • You can create a manual reservation.

Vertical Axis of the Table

  • The Room Type Name is displayed, with the Facility Name shown in smaller text.

  • Clicking the ∨ icon on the left expands the view to show Room Status and the configured Rate Plan List.

  • Dates

Room Status

  • Available: Inventory is available and open for sale

  • Closed: Sales are stopped based on the rate plan status or room type status

  • No Inventory: All rooms are blocked in the reservation calendar


How to Adjust Prices

⚠️ Prices for rate plans that are linked to other rate plans cannot be edited directly.
Please edit the source (linked) rate plan instead.

⚠️ You cannot set a price lower than the amount set in Room Type > Minimum Price .

Editing Prices Directly on the Price Calendar

You can edit prices per day directly on the Price Calendar, making it easy to adjust rates for specific dates.

  1. Double-click the price of the rate plan on the specific date you want to change.

  2. Enter the new price and press Enter to apply the change.

  • The prices set for each day of the week in the Rate Plan settings are automatically reflected in the Price Calendar.

  • If the price is the same as the configured rate, it will be displayed in black.

  • If the price differs from the rate set for each day of the week in the Rate Plan, it will be displayed in green.

Bulk Editing Rates by Room Type

You can bulk edit rates for each room type at each facility. This is useful in situations such as:

  • Bulk editing prices for a specific period, or for specific days of the week within a period

  • Stopping sales for a specific rate plan (close out)

Click the rate plan / price for the specific date you want to change, then click Edit.

Alternatively, click the dark green [Bulk Edit] button.

2. Specify the [Date Range]. If you want to apply the changes only to specific days of the week, adjust the ✅ checkboxes.

(Within the selected date range, you can apply the changes only to the selected weekdays.)

3. Click [Price], then select the plan under [Set Price] and enter the new amount you want to apply.
If you would like to record the reason for the price change or leave notes for handover, enter them in [Memo], then click [Save].

If you want to bulk edit multiple rate plans within a specific room type

If a memo has already been added and you would like to delete it:

Click [Add Rate Plan] to add additional settings.

Turn on the [Delete existing memo] toggle.

Click the trash can icon to delete the entered information.

4. When the rate is reflected in the Price Calendar, [Updated Successfully] will be displayed.

Rate Settings Using Price Tiers

Instead of setting rates directly in the Price Calendar, you can also adjust prices by using Rate Ranks.

💡 AirHost ONE HMS (Channel Manager + PMS) Pro plan or higher is required.

Rate Plan Status

You can bulk set each rate plan to [Available for Booking / Closed]. Multiple plans can be selected at the same time.

Steps:

2. Click [Rate Plan Status] > [+ Add More Rate Plan], select the plan, then select the item you want to set from [Open/Closed] and click [Save]. (You can also set Memo.)


Room Type Status

Set [Available/Sold Out] for each room type at once.

2. Click [Room Status], select the item you want to set from [Open room/ Close room], and click [Save]. (You can also set Memo)


Checkin And Checkout Restriction

This setting is only supported by Airbnb, Trip.com, Traveloka and AirHost Booking Engines.


Memo Settings

2. Go to [Memo Settings] > [+ Add More Rate Plan], select the rate plan, enter the content you want to register in [Memo], and click [Save].


Bulk Edit [Pricing Tiers] and [Room Status] for All Properties

💡 AirHost ONE HMS (Channel Manager + PMS) — Pro Plan or higher required

You can bulk edit Pricing Tiers and Room Status across all properties at once.

This is useful when you want to:

  • Adjust pricing tiers across all properties

  • Change room type status across all properties

1. Click [Bulk Edit] in the top-right corner of the screen.

2. Configure each item as needed and click [Save].

Date Range

Specify the [Date Range].
If you want to apply the changes only to specific days of the week, adjust the checkboxes (✅).

(The changes can be applied only to selected weekdays within the specified date range.)

Bulk Edit Tiers

Only for plans that have price tiers settings enabled, you can bulk change them to the specified rank.

Room Status

Batch open or close rooms for an entire property. This setting is only available under single-property management.
(It will not be displayed when All Properties are selected.)
