Overview
This guide explains how to view, configure, and manage Room Types, Rooms, and Reservation Management settings for each property in AirHost.
Room Type–related settings define how rooms are structured, displayed to guests, and partially synced with OTAs.
Please note that available features depend on the plan you have purchased, and some settings may not be available for all users.

Management Console → Property List → Select a property → Room Type Settings

What Is a Room Type?
A Room Type is used to categorize rooms within a property.
Examples:
Single Room
Double Room
Twin Room
Room Types define shared attributes such as capacity, bed configuration, and photos.
Room Type Fields
・AirHost Booking Engine room names must be managed separately.
Internal Name (Room Type)
Used internally for management purposes.
Normally not displayed to guests.
Important:
If the Summary (room name shown to guests) is not set for the guest’s language, the system will use the Internal Name as a fallback in:

The room type name displayed to guests.
Why this matters:
This is the name guests recognize when viewing room information or receiving messages.

Booking Style
Select how the room can be booked:
Overnight Stay
Day Use
Not synced to OTAs.
Room Style
Select the room style:
Regular Room – Standard room type
Dormitory – Used for bed-based sales
Connecting Room – Used for parent–child listings
Why this matters:
Room style affects inventory behavior and licensing requirements.
Not synced to OTAs.
Check-in / Check-out Time
Set check-in and check-out times per room type.
Defaults to property-level settings if not customized.
Not synced to OTAs.
Occupancy
Maximum number of guests allowed to stay.
Bedrooms
Number of bedrooms in the room type.
Synced to Vrbo only.
Bathrooms
Number of bathrooms in the room type.
Synced to Vrbo only.
Room Size
Total room size in square meters.
Not synced to OTAs.
Minimum Price
Prevents prices from being set below the specified amount.
Why this matters:
Helps avoid accidental underpricing.
Cleaning Fee
Synced to:

Vrbo
Google Hotels / Vacation Rentals
Notes:
Airbnb: manage cleaning fees in Content Manager.
For OTAs that do not support cleaning fees, include the cost in the base price.
Bed Configuration
Define bed types and quantities.
Synced to Vrbo only.
Photos
You can upload multiple photos per room type.
Used in:
AirHost Booking Engine
Vrbo (requires 6+ images)
Guest pages (via Pre-Check-in URL)

What Is a Room?
A Room represents an actual physical unit linked to a Room Type.
Examples:
Room 101
Room 201
Even single-unit apartment properties require room registration.
Room Fields
Room Number
Displayed to guests.
Text input allowed.
Tip:
For apartment-style properties, the property name is commonly used.
Room Type
The Room Type this room belongs to.
Cannot be edited from the room screen.
Key Instruction URL
Inserted automatically when using the
[key]tag in messages.Useful for room-specific key instructions.
Key Code
Inserted when using the
[lock_code]tag.Alphanumeric only.
Leave blank if using IoT lock integration.
Room Manual
Inserted when using the
[room_manual]tag.Useful for room-specific guides or PDF manuals.
"Composed Room" and "Consist of Room" Settings
Used for connecting rooms.
Why this matters:
When enabled, inventory is automatically controlled between parent and child rooms to avoid overbooking.
Requires AirHost ONE HMS Premium plan.
Pre-order Management
How to Open
Management Console → Property List → Select a property → Room Type Management → Pre-order Management
Auto Arrangement Settings
Auto Arranged to Vacant Rooms
Automatically assigns rooms when reservations are confirmed.
Optimize Room Assignment
Reorganizes room assignments once per day (around 2–5 AM).
Fixed room assignments are not moved.
Why this matters:
Helps reduce gaps between reservations and improves room utilization.
Balance Usage
Distributes room usage evenly based on vacancy rates.
Why this matters:
Prevents uneven wear on specific rooms and supports long-term maintenance.
