[Channel] "Airbnb" Content Management

This article explains the content management feature that is available only for Airbnb.

It also includes specifications and important notes regarding synchronization.

How to open the Content Management menu

  1. Go to Management Console ≫ Channels, then click the relevant Airbnb channel.

  2. For each listing, click [⋯] ≫ Content Management. The detailed content management menu for the listing will open.


Initial setup and update process when Connecting Airbnb with AirHost.

When you connect an Airbnb listing to AirHost, AirHost performs an initial synchronization by importing the listing settings from Airbnb into the Content Management page of the Airbnb channel.

After the initial sync, any changes you make and save in Content Management will be automatically synchronized to Airbnb.

If you make changes directly on Airbnb after the connection has been established, those changes will not be automatically reflected in AirHost.

To import the latest property information from Airbnb into AirHost, click Sync Property Information from Airbnb.



Content Management Overview

About the Lock Icon in Content Management

lf you see a lock icon (🔒) next to a setting, it means that Airbnb has been configured to prevent AirHost from synchronizing that item. In other words, the item has been locked from the Airbnb management page.

To remove the lock and allow AirHost to manage the setting again, click Switch to AirHost Management.

Synchronize Category

💡 Selecting [Sync All] allows AirHost to fully control and update pricing, availability, and restrictions on Airbnb, and any manual changes made on Airbnb may be overwritten.

💡 When changing the setting from "Disconnected" to "Sync All"

After changing the setting from Disconnected to Sync Everything, rates and availability are not synchronized to Airbnb immediately. To synchronize them right away, click Sync for the corresponding Airbnb channel. If you do not click Sync, the data will be synchronized during the next scheduled synchronization in the early morning.

💡 If you cannot change the setting from "Disconnected" to "Sync All"

If you have already performed a synchronization for the linked Airbnb channel from:

Admin ConsolePropertiesSelect the PropertyChannel Settings

the setting may automatically revert to Disconnected even after you select Sync All.

If this occurs, stop synchronization first, then change the setting from Synchronization Category .

💡 After enabling "Sync All"

Once Sync Everything has been enabled, any changes made in Content Management will overwrite the corresponding content on Airbnb. You can still continue editing the listing directly on Airbnb afterward.

💡 If you do not want AirHost to synchronize certain content

To prevent specific content from being synchronized from AirHost, you must lock the corresponding items in the Airbnb Host Dashboard. Similarly, if you want to allow AirHost to manage those items again, you must unlock them from the Airbnb Host Dashboard.

If [Expired] is displayed, it means the promotion for the first three bookings of the Airbnb listing is no longer available because the eligibility period has ended.

The number of blocked days before and after each reservation can be configured under “Availability Rules” ≫ “Turnover Days (before/after reservations).”

⚠️ If the block days are set to 1 or more on the Property Details page, that setting will take priority and be reflected on Airbnb.


Only when the block days are set to 0 on the Property Details page will the settings in Content Management be applied.

Booking Lead Time

On Airbnb, in addition to the host’s configured booking lead time (how far in advance bookings are accepted), Airbnb’s system also has a rule that reservations within 48 hours of check-in cannot use Instant Book.

In such cases, the reservation will automatically be processed as a “Request to Book”, and will only be confirmed after host approval.

Separately from Airbnb’s 48-hour rule, the booking lead time set in AirHost is applied as usual.

⚠️ The booking lead time is calculated based on 23:59 of the check-in date.

For example, if the booking lead time is set to 1 day and the check-in date is August 20, then bookings are accepted until 23:59 on August 19.

What is the Airbnb 48-Hour Rule?

Even if Instant Book is enabled in AirHost, Airbnb may automatically convert the booking to a “Request to Book” under the following conditions:

  • The guest books within 48 hours of check-in and the requested check-in time is outside the host’s configured availability

  • A booking is made within the lead time restrictions

  • The guest does not meet the host’s screening requirements

  • Certain high-risk cases (e.g., stricter cancellation settings for Korean guests)

  • The booking is flagged as a potential party risk

  • Long-stay or seasonal rules exceed the allowed stay duration

  • The listing is configured as Request-to-Book (RTB) only

This behavior is fully controlled by Airbnb and cannot be modified in AirHost.

Configurable Settings on AirHost (When Connected to Airbnb)

Even while connected to Airbnb, the following settings can be modified from the AirHost Content Management screen:

  • booking_lead_time (Booking lead time)

  • allow_request_to_book (Enable Request to Book option)

These values are automatically synchronized from AirHost to Airbnb.

Important: Airbnb 48-Hour Rule Cannot Be Modified

Although the two settings above can be changed, the Airbnb 48-hour rule (Instant Book is disabled within 48 hours of check-in) is fixed as part of Airbnb’s API specifications. Therefore, it cannot be controlled or modified from AirHost.

Important Notes

  • The 48-hour rule is controlled by Airbnb’s system and cannot be modified in AirHost.

  • Airbnb’s rules take priority over AirHost’s booking lead time settings.

  • This restriction does not apply to other OTAs (e.g., Booking.com, Agoda).

  • Booking request details can be reviewed and approved from the reservation details page.

You can review and approve your reservation request from the reservation details page.

  • You can set a cancellation policy for your listing.

  • You cannot set different cancellation policies for each date (dynamic policies) from the "Content Management" screen in AirHost. Please set these from the Airbnb management screen.

    *Even if you change the "Content Management > Cancellation Policy > Booking Settings" in AirHost, the dynamic policy set on Airbnb for each date will not be overwritten.

Non refundable price factor

The percentage (%) entered in the "Non-refundable" field indicates what percentage of the regular price the non-refundable fee represents . This field sets a discount rate
, not a percentage of the refund amount .

  • 100% : No discount (same price as regular rate)

  • 70% : 70% of the regular price (= 30% discount)

  • 50% : 50% of the regular price (= half price)

For example, if a host sets the "non-refundable" rate to 70%, guests will see the following two rates on Airbnb:

  • Refundable fee (regular fee)

  • Non-refundable fee (30% discounted rate)

If a guest selects a non-refundable rate, the booking will not be refunded even if canceled.
