[Rate Plan] Setting Pricing Tiers (Seasonality)

[Overview]

The Pricing Tiers feature allows you to register different rates as “tiers” to respond to seasonal demand fluctuations.

It is especially suitable for properties with clearly defined seasons throughout the year (e.g., hot spring resorts, vacation destinations, tourist areas), or those with a large number of properties, room types, or pricing plans.

By setting up pricing tiers in advance, you can flexibly and strategically adjust rates simply by assigning tiers according to days of the week, events, or peak and off-peak seasons.

To use this feature, a subscription to AirHost ONE HMS (Pro Plan or Premium Plan) is required.

Important Notes on Using the Pricing Tiers Feature

Before using the Pricing Tiers feature, please be sure to review the following points:

  • Once a rate plan has Pricing Tiers enabled, only the tier can be changed — the prices themselves can no longer be edited directly. (If you want to apply special rates for specific dates, you will need to create corresponding pricing tiers.)

  • Once you enable and save the pricing tiers feature, you cannot disable it. You must delete it and create a new one.

  • Rate plans with Pricing Tiers enabled cannot be used with dynamic pricing features (such as PriceLabs integration or AirHost Auto Discount).


How to Set Up Pricing Tiers

1. From the [Admin Console], go to [Property List] and select the property → then navigate to [Channel Manager][Rate Plan], and edit the rate plan for which you want to configure pricing tiers.

2. Click [Enabled Pricing Tiers?], switch it on, and save the settings.

3. The rate previously set as the default will become “Tier 1,” and you can then set additional rates for “Tier 2” and beyond. Click the edit icon (✎) to set the rates for each tier and save your changes. The “Tier (number)” under [Description] can be renamed to any label of your choice.


Set Colors for Pricing Tiers

By assigning colors to each pricing tiers, it becomes easier to distinguish them on the rate calendar.

⚠️ This setting applies to all properties and room types within the account.
It is not possible to change the colors on a per-property basis.

In [Admin Console] > [Account Settings] > [My Account] > [Pricing Tiers Color Configuration], you can select a color for each pricing tiers from a palette of 25 colors and then click [Save].


How to Set Rates Using Pricing Tiers

💡For rate plans with Pricing Tiers enabled, all dates will initially be set to the default rate, which is “Tier 1.”

  • If you want to change the pricing tier for a rate plan with Pricing Tiers enabled for a specific room type, edit it via [Bulk Edit] on the right side of the room type.

  • If you want to change the pricing tiers for all rate plans with Pricing Tiers enabled across all room types, use [Bulk Edit Tiers]. (⚠️)

⚠️ Please note that when you click [Bulk Edit Tiers], if the property selection box in the upper left corner of the dashboard is set to [All Properties], all properties will be subject to the edit.

Frequently Asked Questions

Below are some common questions about Pricing Tiers.

1. How many pricing tiers can be created?

You can create up to a maximum of 99 Pricing Tiers.

2. Is it possible to disable Pricing Tiers once enabled?

Once Pricing Tiers are enabled, they cannot be disabled.
You will need to either create a new rate plan or contact chat support with the following information:

  • Property name

  • Room type name

  • Pricing plan name

3. Is there a way to create Pricing Tiers in bulk?

As of July 2025, the bulk edit feature is under development. Please stay tuned for its release.
