[Utilization Heatmap] Occupancy Rate Map

Overview

This section explains the screen overview and how to use the Utilization Heatmap in the dashboard.

The Utilization Heatmap is available starting from the AirHost ONE HMS Lite plan, however the CSV export function for the Utilization Heatmap requires the purchase of the AirHost ONE HMS Premium plan.

How to Use the Utilization Heatmap

By using the Utilization Heatmap, you can improve efficiency in managing not only a single property but also multiple properties, and gain insights for revenue optimization.

  • Easily check occupancy across multiple properties

    You can quickly view the status of all properties at a glance, eliminating the need to check occupancy rates individually.

  • Identify peak seasons

    If you notice that occupancy is high in a certain month, you can identify the peak season for that area.

  • Analyze low-occupancy periods

    If occupancy is low in a certain month, it may indicate potential issues such as pricing being too high, providing clues for improvement.

  • Understand yearly occupancy trends

    If overall annual occupancy is high, it may suggest that pricing is too low. This can serve as a trigger to review rates by comparing them with nearby properties.


Utilization Heatmap Display Notes

Data is updated every few minutes. Any changes made will be reflected within a few minutes.

This menu is only displayed when all properties are selected.

Source: Admin Console > Property List > Select the relevant property > Property Details > Edit > Property Tags

Show total Occupied Nights

Extract the total number of nights stayed from the reservation information.

Heat map

A heat map function that visualizes the occupancy rate of each room.

*Even if you have turned on [Show total nights stayed], the number of days will not be displayed in the exported data.


Display When a Specific Property Is Selected

The vertical axis displays the room type names, and monthly data is shown for each.

Display When All Properties Are Selected

The vertical axis displays the property names, and monthly data is shown for each.


How to read the table

First Row (Red Box in the diagram above)

Displays the monthly average based on the total of the shown data.

Second Row and Below (Blue Box in the diagram above)

Displays monthly data by room type or by property.

How Occupancy Rate Is Calculated in the Utilization Heatmap

Example: January Performance for AirHost Singapore Hotel

  • Room Count: 5

  • Days in the month: 31

  • Total occupied days: 50

  • Occupancy rate: 32.26%

Formula:

Occupancy Rate = (Total Sold Room Nights ÷ (Number of Rooms × Number of Days in the Month)) × 100

※ This is the calculation method used in the Utilization Heatmap and differs from the OCC report.

Calculation:

50 ÷ (5 × 31) × 100
= 50 ÷ 155 × 100
= 32.26%

As of November 2025:

The “Occupancy Rate” shown in the Utilization Heatmap and the “Occupancy Rate” shown in the Reports > OCC/ADR Report are calculated differently.

  • OCC Report

    The denominator is based on the available room nights, calculated from the number of rooms actually available for sale on each day.

  • Utilization Heatmap

    The denominator uses the current number of rooms directly.

In the case of parent-child listings, the occupancy rate is calculated only for the child rooms.

For the parent room:

  • It is not counted as a room

  • Occupancy rate is not calculated for the parent room itself
