Overview

From Dashboard ≫ Airbnb Quality Dashboard, you can check the quality of all properties across all Airbnb accounts, view a summary of reviews, and export Airbnb reviews in CSV format.

To use this feature, you need to subscribe to AirHost ONE HMS (Premium Plan).

How to open

Click Dashboard » Airbnb Quality Dashboard


Screen Overview

Date Selection

You can select a period from the calendar, from a minimum of 1 day to a maximum of 1 year.

Refresh

Click to update the dashboard with the latest information.

Filter

  • Listing Name / ID: The listing name displayed on Airbnb

  • Latest Quality Status: Good / At Risk / Paused / Deleted Listing

After selecting the above conditions, click Save to apply the filter.
To disable the filter, click Reset All and then Save.

About the Filter Function in the Airbnb Quality Dashboard

In the Quality Dashboard, the filters located at the top left — “All Properties” and property-specific selection — do not function.

Currently, the only available filters you can use are:

  • Listing Name / ID on Airbnb

  • Latest Quality Status = The listing status shown on Airbnb

Bulk Export of Reviews

You can export all reviews within the selected range in CSV format.

Since you can download reviews for all Airbnb listings managed on AirHost, this feature helps improve work efficiency.

Exported Fields:

  • Created At: Review creation date

  • Channel Name: OTA name

  • OTA ID: Reservation number on the OTA

  • Property: Listing name on AirHost

  • Overall Rating: Overall score

  • Accuracy Rating: Accuracy of information

  • Cleanliness Rating: Cleanliness

  • Check-in Rating: Check-in experience

  • Communication Rating: Communication

  • Location Rating: Location

  • Value Rating: Value for money

  • Public Review: Guest review content

Average Overall Rating

The average overall rating within the selected range

5-Star Review Rate

The percentage of 5-star reviews within the selected range

Number of Reviews

The total number of reviews within the selected range


Review Sentiment

Graph — Vertical Axis

The total number of reviews within the selected range is categorized into Negative, Neutral, and Positive.
Hover over the graph to see the number of reviews for each sentiment.

Positive

  • Overall rating: 5 stars

  • Or an overall rating of 4 stars and all subcategory ratings of 4 stars or higher

  • Or an overall rating of 4 stars and positive tags

Neutral

  • Overall rating of 3-4 stars , no positive or negative criteria met

  • or contains a neutral tag

Negative

  • Overall rating of 2 stars or less

  • Or important items (cleanliness/communication) are 2 stars or less

  • or contains negative tags (regardless of rating)

Graph — Horizontal Axis

Reviews are shown by month within the selected range.

Top 3 Negative Tag Reviews

  • Reviews categorized as Negative are statistically analyzed, and the top 3 tags are displayed.

  • Improving these reviews can directly enhance the quality of your listing.


Listing Quality Status

Pie Chart

Hovering over the pie chart displays the names of listings on AirHost filtered by the corresponding quality status.

Clicking on the listing name will take you to the Admin Console > Channels > corresponding Airbnb channel page.

At Risk

Listings with reported issues affecting their quality on Airbnb are categorized as “At Risk”, and the number of listings per status is displayed.

Good


Displays the number of listings with a Good quality status on Airbnb.

Suspended

  • Displays the number of listings with a Suspended status on Airbnb.

  • Suspended = The listing has too many reported quality issues and is paused until the host reviews Airbnb’s guidelines.

Removed Listings

  • Displays the number of listings with a Removed status on Airbnb.

  • Removed = The listing has too many reported quality issues and has been removed by Airbnb.


Review Score Trend

Graph — Vertical Axis

Average review score

Graph — Horizontal Axis

  • When a month is selected: displayed by month

  • When a week is selected: the first week of the month is labeled as “W1” and displayed week by week

Example: When selecting December 2024 – January 2025 ⇩


Notifications

Notification Content

  • Displays the title of the notification received from Airbnb.

  • Click to go to Airbnb’s management screen to view the full notification.

  • Note: Currently, the Airbnb API does not provide Japanese translations for notifications, so they are displayed in English.

Channel Name

  • Displays the listing name on Airbnb.

  • Clicking the listing name opens the corresponding Airbnb channel page in Admin Console ≫ Channels.
