For hosts who have already adopted the fixed host service fee, please note that the fee will change to 15.5% for reservations made on or after October 27, 2025 (U.S. time).
Airbnb has two types of service fee structures:
Split-fee model – the service fee is shared between host and guest (Guest: 14%, Host: 3%).
Host-only fee model – the host bears the entire service fee (Host:15%).
If you have been operating your Airbnb listing without using a channel manager, model ① has applied. Once you connect your listing to a channel manager (including AirHost), model ② will apply.
At first glance, it may seem that the host fee increases significantly from 3% → 15%. However, in model ①, the total fee was originally 14% + 3% = 17%. As shown in the example below, the host’s payout amount remains almost the same.
⚠️ Important Note:
If you leave your pricing unchanged, the guest’s price will simply become 14% cheaper, resulting in a decrease in the host’s payout. Therefore, when connecting to a channel manager, you must increase your listing price by at least 14%.

Under model ① (split-fee):
Guest payment: JPY 11,400 ← Guest fee 14%
Host payout: JPY 9,700 ← Host fee 3%If switched to model ② (host-only fee) without changing the price:
Guest payment: JPY 10,000
Host payout: JPY 8,500If you increase the listing price by 14%:
Guest payment: JPY 11,400
Host payout: JPY 9,690
As shown above, the host’s payout is nearly the same. By connecting to a channel manager, you can avoid double bookings and sell through other OTAs as well, which can help increase your sales and improve your revenue.

Previously, Airbnb had two service fee structures: ① split-fee model and ② host-only fee model.
Since December 7, 2020, hosts using third-party software have only been able to use the host-only fee model. It is no longer possible to choose between ① and ②, and model ② is applied automatically.
As a result, the 15% service fee is deducted from the host’s payout, and no service fee is charged to the guest. This fee structure applies to all reservations made on or after December 7, 2020.
