[Channel Manager] Rate Multiplier – How to Change Prices for Each Booking Site (OTA)

To synchronize different rates for each booking site (OTA), there are two available methods.

1. Set a rate multiplier for each OTA

If your base room rate seasonality is the same, but you would like to slightly adjust the synchronized price for each OTA (for example, due to different service fees charged by each OTA), you can use the Rate Sync Multiplier feature.

You can set different percentages for each OTA — for example, Airbnb at 115% and Booking.com at 112%.

When rates are synchronized to each OTA, the price set in the Price Calendar will be treated as 100%, and the final synced rate will be adjusted according to the multiplier set for each OTA.

2. Link Different Rate Plans

If you would like to synchronize rates that have completely different seasonality or pricing structures, create a separate rate plan and change the rate plan to be synchronized in the Rate Plan Mapping settings.

For instructions on how to create a rate plan, please refer to the help page below:

Basic Rate and Additional Guest Fee Structure

In addition to the base rate, the configured rate multiplier is applied, and the additional guest fee is also reflected in the total amount.

① OTAs Where the Rate Multiplier Applies to the Total Amount (Base Rate + Additional Guest Fee)

For the following OTAs, the rate multiplier is applied to the total amount, which includes both the base rate and the additional guest fee:

  • Agoda

  • Booking.com

  • Expedia

  • Google Hotel

  • Trip.com

  • Ikkyu

  • Jalan

  • MakeMyTrip

  • Rakuten Travel

  • Rurubu

  • Tiket.com

  • Traveloka

② OTAs Where the Additional Guest Fee Is Calculated Separately and the Rate Multiplier Is Not Applied

For the following OTAs, the additional guest fee is calculated separately from the base rate, and the rate multiplier does not apply to the additional guest fee:

  • Airbnb

  • Rakuten Oyado

  • Asiayo

■ Example (Cases ① and ② are shown)

Rate Plan Settings:

  • Basic settings: 1 person ¥28,000

  • 1 additional person: ¥7,000

Price Calendar Settings:

  • 9/21 1 night Price Calendar: ¥28,000

Actual synced charges:

The price for the basic number of people is the same, but it varies depending on whether you multiply the number of additional people by a certain amount.

① OTA

② OTA

Price per person

¥33,600

(¥28,000 x 120%)

¥33,600

(¥28,000 x 120%)

Price for 2 people

¥42,000

((¥28,000 + ¥7,000 for each additional person)*120%)

¥40,600

(¥33,600 + ¥7,000 for each additional person)

Sales screen on Airbnb (case ②):

  • 9/21 1 night 1 person → ¥33,600 (Price calendar ¥28,000 x 120%)

  • 9/21 1 night 2 people → ¥40,600 (¥33,600 + ¥7,000 for each additional person)
