Overview

Assuming there is already a basic rate plan in place, this guide will explain how to create a separate rate plan for "Long-Term and Consecutive Night Discounts" limited to specific lengths of stay.

Detail

How to Create Long-Stay and Consecutive-Night Discounts

💡 For instructions on how to create a standard rate plan, please refer to the following help article:

Go to [Admin Console] > [Property List] > Select a Property > [Channel Manager] > [Rate Plans] > [Create Rate Plan] to begin creating a rate plan.

1. Select [Add New Rate Plan].

2. Enter the Plan Name and Description, then select [Link to Another Rate Plan] and choose the rate plan from which the discount will be calculated.

For the price difference, select [Minus] and specify the discount percentage.

Alternatively, you can specify a fixed amount instead of a percentage, such as “minus JPY XX” or “plus JPY XX,” relative to the selected base rate plan.

Set the Minimum and Maximum Length of Stay as required.

Examples:

  • Long-stay discount for reservations of one week or longer: Set the minimum length of stay to 7 nights.

  • Consecutive-night discount for reservations of two nights or longer: Set the minimum length of stay to 2 nights.

A plan with the specified discount rate applied to the source plan has been created.

Setting Long-Term Discounts and Length-of-Stay Discounts on Airbnb

The pricing plans explained above describe how to create a separate pricing plan for length-of-stay discounts, in addition to the base pricing plan. However, Airbnb does not support multiple pricing plans, so please configure these discounts under [Content Management] in the Airbnb channel.

Select [Length of Stay Discount], specify the desired number of consecutive nights and the discount rate, then save your settings.

Frequently Asked Questions (FAQ)

Q. How can I apply a discount plan only during a specific period?

A. If you want to sell a discount plan only during certain periods (e.g., weekdays or low season), set the plan to Stop Sell for the periods when the discount should not apply.

Go to Dashboard > Price Calendar > [Bulk Edit] > Specify the Date Range > [Rate Plan Status], then set the relevant plan to Stop Sell.

💡 The discount rate (e.g., -30%) and minimum length of stay configured for a discount plan created using [Link to Another Rate Plan] are applied as default settings across all dates.

💡 Period-Specific Rules for rate plans allow you to override the minimum and maximum length of stay for specific periods. They do not restrict the period during which the discount applies.

Q. Why can't I select the discount plan I created when using Bulk Edit in the Rate Calendar?

A. Discount plans linked to other rate plans are calculated automatically based on the linked base rate. Therefore, they are not available under [Set Price] (for manual price entry) in Rate Calendar > Edit, and they will not appear in the dropdown menu.

To change the price, edit the linked base rate plan instead.

Q. Why isn't the discount plan displayed in the Booking Engine?

A. In the Booking Engine settings, set the discount plan to [Published] as a rate plan for the relevant room. If the plan is unpublished, it will not appear on the booking page.

Q. Will AirHost's consecutive-night discount apply to reservations made through Booking.com or Agoda?

A. AirHost syncs the prices of the linked base rate plans (Standard Rate / Master Rate Plan) to Booking.com and Agoda. Prices for derived plans on the OTA side, such as Weekly or Monthly plans, are calculated based on the discount rates configured in the OTA itself.

To apply a consecutive-night discount, configure the derived rate plans and their discount rates directly on the OTA.

Q. How can I delete a discount plan?

A. You cannot delete a discount plan from the Rate Calendar. Go to [Admin Console] > [Property List] > [Relevant Property] > [Channel Manager] > [Rate Plans] to delete it. If the plan is linked to an OTA, unlink it first before deleting it.
