Overview
Channel Settings is the menu used to configure and manage the synchronization between AirHost and OTAs, including starting and managing rate and inventory synchronization.
It consists of the following six screens and functions:
Inventory Sync / Rate Sync / Manual Refresh
Rate Multiplier Settings (with additional notes)
Rate Plan Mapping (with additional notes)
Room Mapping (Airbnb only) (with additional notes)
This article explains the workflow from Linked Channels through Various Settings → Start Synchronization.
Once you connect an OTA to AirHost via:
Once you connect an OTA to AirHost via: Admin Console > Channels, you can perform the settings and synchronization procedures described in this article.
Exception: The AirHost Booking Engine can be configured immediately after activation.

Filter
| Link Status: You can filter by Linked/Not Linked. To disable the filter, click "Reset All" and then "Save".

Name | - The room type names you've set in AirHost will be displayed in a list. Clicking "+" will expand the room types, displaying the room types of each channel linked to the selected room type. The room type names displayed for each channel during deployment are the listing (facility) names set on each booking site. Therefore, these names cannot be edited on AirHost. To change them, please configure the settings on each booking site. |
Sync Price | • Payment synchronization successful: A green ✅ icon will be displayed. - Payment synchronization failed (stopped): A red "X" icon will be displayed. |
Price Markup | The set rate multiplier will be displayed. |
Sync Availability | • Inventory synchronization successful: A green ✅ icon will be displayed. - Inventory synchronization failed (stopped): A red "X" icon will be displayed. |
Actions | Clicking [...] will display a detailed menu tailored to each channel. After synchronization has started, you can perform a manual update by clicking "Sync". |
Linking to Properties and Room Types

After a channel is linked, calendar management can no longer be performed on the OTA side.

Daily stop-sell (block) settings created on the OTA side are not imported into AirHost. Before linking the channel, please configure any necessary stop-sell settings in the AirHost calendar.
Once the link is completed, reservation data will be imported from the OTA into AirHost.
It may take some time for all reservations to be fully imported.
If reservation import does not start, please try performing a manual refresh.
In general, the setup process is the same across all OTAs; however, Airbnb requires some special procedures that differ from other OTAs.
1. Go to Admin Console > Property List, select the relevant property, then navigate to Channel Manager > Channel Settings, and click [Link Channel] for the corresponding room type.
2. A detailed panel will pop up on the right side of the screen. Select the appropriate options for each field.
Channel Type | Select the OTA |
Channel Name | Select the internal channel name configured under Admin Console > Channels |
Property | Select the property name as managed on the OTA side |
Room Type | Select the room type name and room type ID (code) as shown on the OTA side |
3. Click Link.
You can also configure this from the Channels detail page by selecting:
[...] > Link Room for the corresponding room type.
4. For Airbnb only: Check in Content Management to ensure that Category Sync is not set to Disconnected.
2. Verify Reservation Import and Inventory
Confirm that all future reservations have been imported correctly into AirHost.
When verifying, please refer to the following data sources:
The reservation data exported before the migration/switchover
The Check-in Management page
The CSV file exported via Reservation Data Export (available on Pro plans and above)
Compare these data sources to ensure that no reservations are missing from AirHost.
◆ If Some Reservations Were Not Imported
As mentioned above, due to OTA integration specifications, some reservations may not be imported automatically. In such cases, please create the affected reservations manually in AirHost.

◆ If Reservations Do Not Appear Immediately
Immediately after connecting an OTA, reservation import may take some time. If reservations are still not displayed after waiting for a while, please perform a Channel Refresh (Manual Sync).
◆ OTAs Requiring Special Handling
The following OTAs have different synchronization specifications:
For these OTAs, reservations will be imported only after additional setup steps have been completed. Please start synchronization first, then proceed with the remaining setup according to the respective channel instructions.
3. Configure Settings and Start Synchronization
(Rate Plan Mapping / Room Mapping / Rate Multiplier Settings / Inventory Synchronization / Rate Synchronization)
Procedure
If you plan to use Auto Messages, we recommend enabling them at this stage only after all of the following have been completed:
Verification that all future reservations have been imported successfully
Manual creation of any reservations that were not imported
Final inventory availability check

1. Go to Admin Console > Property List > Select the Property > Channel Manager > Channel Settings
For the relevant room type, click either:
[+] > Select the OTA > [Blue Room Type Name], or
[...] > [Settings]
2. Configure the required settings, such as:
Rate synchronization multiplier
Rate plan mapping
Other channel-specific settings
Then turn Inventory Sync and Rate Sync ON, and click Save. Synchronization will start immediately.
Note: Available settings may vary depending on the OTA. If the configuration has already been completed, synchronization can also be started by clicking Sync Now.
Inventory synchronization / Billing synchronization
Sync Availability | When enabled, AirHost will synchronize inventory information with OTAs (Airbnb does not separate inventory/price synchronization). |
Sync Price | When enabled, AirHost will synchronize pricing information with OTAs (Airbnb does not separate inventory/price synchronization). |
Pencentage (Price synchronization multiplier)
Pencentage | If service fees differ between OTAs, but you would like to maintain the same base seasonal pricing while making slight rate adjustments for each OTA, you can use the Rate Synchronization Multiplier feature. For example, you may configure different multipliers for each OTA, such as:
When rates are synchronized to each OTA, the price set in the Rate Calendar is treated as 100%, and the system applies the configured multiplier for each OTA before sending the rates. Rate Plan Mapping
Rate plan mapping | Each channel's details page displays the OTA's pricing plan (accommodation plan). Select the AirHost pricing plan you want to link from the dropdown menu on the right. Please refer to this video for instructions. Please note that clicking [Save] will start the synchronization process. |
Room Mapping
Room mapping | For a room type with multiple inventory units, you can link multiple Airbnb listings up to the maximum number of rooms available, and then map each Airbnb listing to a specific room in AirHost. This feature is available under the following conditions:

4. Confirm pricing and inventory synchronization on the OTA side.
After synchronization begins, be sure to verify that the pricing and inventory are correctly synchronized on the OTA/site controller side.

About Rate Plan Mapping
Changing a Mapped Rate Plan After Synchronization Has Started
If you need to change a mapped rate plan after OTA synchronization has already been enabled, you must manually refresh the channel after making the change.
Please refer to the help article below for details:
If you do not perform a manual refresh, the OTA will continue to receive updates based on the previously mapped rate plan settings until the next automatic synchronization.
Automatic synchronization runs daily between approximately 4:00 AM and 5:00 AM (Japan Standard Time).
If Rate Plan Mapping Is Not Configured
If you leave the mapping blank, the AirHost rate plan will not be linked to any OTA rate plan, and AirHost will be unable to push rates to the corresponding OTA rate plan. This rule applies to all OTAs.
About Rate Multipliers (Percentage)
How to Synchronize Different Rates for Each OTA
There are two methods for synchronizing different rates to each OTA, depending on your purpose and pricing strategy.
1. Set a price markup by percentage for each OTA. | 2. Link different pricing plans |
| If you want to synchronize rates with completely different seasonality, create a separate rate plan and change the rate plan to synchronize in the "Rate Plan Mapping" settings. How Base Rates and Additional Guest Fees Work
In addition to the base rate, the configured rate multiplier is applied, and any additional guest fees are also included in the synchronized rate.
① Booking sites where the additional person fee is included in the total price and the multiplier is applied. |
The following OTAs apply a price multiplier to the total amount of the base rate plus the additional person fee.

② Booking sites where additional person charges are calculated independently and no multipliers are applied. |
The following OTAs calculate additional passenger charges separately from the base rate, and no rate multipliers apply.

The base price is the same, but the final price will differ depending on whether a multiplier is applied to the additional person charges.

About Linked Channels
Unlinking (Disconnecting) a Channel
⚠️ Please Review the Following Before Unlinking a Channel
When you unlink a channel:
The connection between the OTA room/listing and the AirHost room type will be removed.
Reservation data associated with the channel will no longer be viewable in AirHost.
Related data such as cleaning tasks, payment records, and messages associated with those reservations will also no longer be accessible.
Deleted reservation data will continue to be included in the Daily Data Export. As a result, it may still be reflected in reports generated from daily data, including the Legacy Revenue & Expense Report.
However, the deleted reservation data will not appear in the Reservation Data Export.
To unlink an OTA from a room type:
Navigate to the room type in Admin Console > Property List > Select Property > Channel Manager > Channel Settings.
Click the [...] menu next to the OTA you want to disconnect.
Select Unlink Channel.
For Airbnb
If the "Unlink Channel" option is grayed out, follow the steps below:
1. Open Content Management for the Listing
Open Content Management for the Airbnb listing you wish to disconnect.
2. Disconnect Synchronization Category
Under Synchronization Category, select Disconnect, then save the changes.
3. Return to the Channel Settings Screen
Go back to Channel Settings and click the [...] menu for the listing again.
The "Unlink Channel" option should now be available.
⚠️ Important:
After completing this step, the PMS connection between AirHost and Airbnb will be disconnected. As a result, rates and inventory will no longer synchronize with Airbnb. Please proceed with caution.
For AirHost Booking Engine
For properties using the AirHost Booking Engine, the booking engine channel can only be unlinked by the AirHost Support team.
If you would like to:
Unlink the AirHost Booking Engine channel, or
Delete a property that is currently using the AirHost Booking Engine,
please contact AirHost Support for assistance.

If You Unlink a Channel and Link It to a Different Room Type
When an OTA room/listing is unlinked from one room type and linked to another:
The OTA room/listing information will be linked to the new room type.
Existing reservation data will be updated and reassigned to the new room type.
Room assignments will be updated, and cleaning tasks will be refreshed accordingly.
If a reservation does not have a room assigned, the system will remove the associated cleaning tasks.
Related messages, payment records, and other reservation-linked data will be reassigned and updated to reflect the new room type.
OTA room information will be linked to the new room type.
Your reservation data will be updated to reflect the new room type.
The system assigns a room number to the reservation data and updates the cleaning task.
*If a room number is not assigned to the reservation data, the system will delete the cleaning task.Messages and payment data related to your reservation will be linked to and updated for the new room.
After a successful connection, click the "-" before the name of the room to see the channels that have already been linked.
Unlinking a Channel
⚠️ Please make sure to check the following before unlinking a channel.
The link between the OTA room information and the AirHost room type will be removed.
Reservation data will no longer be viewable in AirHost.
Data related to those reservations, such as cleaning tasks, payment data, and messages, will also no longer be viewable.
Reservation data that has been removed will still be reflected in the “Daily Data Export.”
As a result, it may also continue to appear in the “Revenue & Expense Report (Legacy)”, which is generated based on daily data.
However, it will not appear in the “Reservation Data Export.”
To unlink a channel from a room type, click the […] next to the OTA you want to unlink, then click “Unlink.”
How to Unlink a Channel
From the room type, click the […] next to the OTA you want to unlink, then click [Unlink].
For Airbnb
The [Unlink] button may appear grayed out.
1. Open [Content Management] for the relevant listing.
2. Select Synchronize Category -> Disconnect, then save.
3. Return to the Channel Settings screen. Click […], and the “Unlink” option will become clickable.
⚠️ Please note that after performing this action, the PMS connection with Airbnb will be disconnected, and rates and availability will no longer be synchronized
For AirHost Booking Engine
For properties using the AirHost Booking Engine, the AirHost support team must perform the unlinking process for the Booking Engine channel.
If you need to delete the relevant property, please contact the support desk for assistance.
When a Channel Link Is Removed and Linked to a Different Room Type
The OTA room information will be linked to the new room type.
The reservation data will be updated to the new room type.
A room number will be assigned to the reservation, and the cleaning task will be updated.
If a room number is not assigned to the reservation, the system will delete the cleaning task.
Data related to the reservation, such as messages and payment information, will be linked to and updated under the new room type.
